Energy Performance Certificates - £80

The EPC is an integral part of the Home Information Pack and the Home Condition Report. But did you know that from the 1st October 2008, Landlords must obtain an Energy Performance Certificate for every property they rent out or let.

From this date, all properties for sale or for rent, including businesses, will be examined and given an Energy Performance Certificate. This rates the building’s efficiency from A to G and also shows you where the rating could be after a few improvements. If we want to reduce CO2 emissions,we all need to work at conserving energy. The Certificate is similar to the certificate found on many domestic appliances, but it is for an entire building. It gives the building an asset rating based on its energy efficiency, but doesn't take into account how the home is used by the occupiers.

The Certificate will give the building a rating from A to G. An A rating shows it's very efficient, meaning lower fuel bills, while G is inefficient, meaning higher fuel bills.

The Certificate will also show the building's environmental impact by indicating its carbon-dioxide emissions. The certificate also contains advice on what measure the householder can take to improve the energy efficiency of the property.
